Think about it. Tubs of Celebrations and selection boxes begin appearing in shops and supermarkets almost the moment the post-summer school run restarts, reminding us that Christmas is on its way. Now, that doesn't mean shoppers are loading their trolleys with mince pies in early September, but it does set the wheels in motion, prompting us to start making plans and preparing for the big day.

And if selling your home is part of your plan for the New Year, the same principle applies. Although it might feel a little early to be getting started, there's a strong argument for getting much of the work done before the Christmas tree goes up.

So before you contemplate that foray into the loft to retrieve the decorations, pause and ponder phoning your local estate agent. Because pre-Christmas is actually the perfect time to get market ready.

Why not leave it 'til January?

It's tempting to put this task off; after all, there are presents to purchase, a festive menu to prepare and a house to clean from top to bottom ready for the arrival of the in-laws. But if you want your home to hit the market in January, then January is too late to begin preparing for it.

Indeed, if you're doing the pre-Christmas deep clean ready for the tree going up, then what better photo opportunity for the marketing pictures? There's plenty to put in place before the 'For Sale' board goes up: choosing and instructing an estate agent, agreeing a marketing price, arranging photography, videography and an EPC, and gathering all the necessary paperwork. To begin this process in January is to risk missing out on that early New Year surge in buyer activity.

And that surge is real. Rightmove recorded its busiest ever Boxing Day last year, with enquiries to estate agents for viewings up 67% in the five days after Christmas compared with the five days before. Over the same period, the number of new homes listed for sale more than doubled (up 143%). Buyers don't wait for the decorations to come down, and neither do your competitors.

Get the groundwork done now and you can get stuck into the festive merriment safe in the knowledge that when the celebrations are done and January 1st rolls around, your home is ready to go.

Picture perfect

Picture the image of cosy winter comfort, and no doubt a roaring fire, twinkling tree lights and a fireplace wreathed in garlands of green and tartan ribbons (or something very similar) spring to mind. Few things make a home feel as warm and welcoming as the glow of Christmas, and while this scene is the perfect backdrop to festive family get-togethers and parties, once the New Year's Eve celebrations are through, nothing puts a seasonal timestamp on a home quite like a sitting room strewn in tinsel and streamers or a cluster of LED reindeer on the front lawn.

Getting your photography completed before the decorations go up means your images are ready and waiting for a New Year launch. And the best part? It takes very little extra effort, as you'll be decluttering and cleaning the house from top to bottom anyway, meaning you can tick two jobs off the list before you deck the halls.

Ready when you are

Remember, preparing to sell and putting your home on the market aren't the same thing. Having the photographs taken, floorplan drawn up and marketing materials put together doesn't necessarily commit you to a launch date; what it does do is place you in a strategically advantageous position to move when the time feels right.

Once everything is ready behind the scenes, your agent can keep an eye on the local market and together you can decide when to press the launch button. With everything in place and ready to go, simply sit back and enjoy Christmas without the worry of keeping your home immaculate for photos in the New Year, or accommodating viewings between get-togethers.

Paperwork in place

While photographs and floorplans are essentials for a market launch, the weeks before Christmas are also a useful opportunity to get ahead with the less glamorous side of moving: the paperwork.

While you're carrying out the pre-Christmas declutter, it's a great time to rifle through your folders and check whether your EPC is current, start gathering guarantees and certificates for work carried out on the property, dig out any relevant planning permissions or Building Regulations paperwork, and begin researching, and possibly even instructing, a solicitor or conveyancer.

Much of the information you'll eventually need can be pulled together before your home ever reaches the market. And yes, while hunting down paperwork might not be quite as satisfying as ticking off the Christmas shopping, it can certainly be done alongside it and, after all, getting organised now could help avoid unnecessary delays further down the line.

Come January, rather than rummaging through drawers for a ten-year-old boiler certificate, your attention can be firmly fixed on what matters most: finding the right buyer.

Make your Last Christmas count

Valuation arranged, photographs taken, marketing prepared and paperwork gathered: get those four tasks done now and, by the time Christmas arrives, the hard work is behind you and you can put thoughts of moving to one side for a while.

Instead, put up the tree, deck the halls, welcome friends and family, let the children scatter their new toys across the sitting room and relish all the loveable chaos of Christmas without the shadow of an impending house move hanging over you. After all, if everything goes to plan, this could be your last Christmas in this home, so make it memorable for all the right reasons.

As the festivities draw to a close and thoughts naturally turn to the year ahead, while other prospective sellers are only beginning to arrange valuations, photography and marketing, your home can be poised to launch.

If moving home is among your plans for 2027, don't wait until January to start the conversation. By getting the groundwork done before Christmas, when the time is right, you'll be ready to make your move.
